Pradhan Mantri Awas Yojana (PMAY) is a government initiative launched on 25th June 2015 with the mission to provide affordable housing for all in urban areas by the year 2022. The scheme aims to address the housing needs of the economically weaker sections (EWS), low-income groups (LIG), and middle-income groups (MIG). By providing subsidies on home loans, PMAY makes homeownership a reality for those who may otherwise struggle to afford it. The PMAY scheme, a flagship program of the Indian government, is designed to fulfill the dream of millions of people to own a house. With the rising population and increasing urbanization, the demand for affordable housing has become crucial. How does Pradhan Mantri Awas Yojana(PMAY Scheme) work?

Under the PMAY scheme, individuals can avail themselves of a home loan and arrange the balance amount through financial institutions. The mandatory minimum down payment is 20% of the total cost, and the remaining amount can be covered by the loan. However, PMAY offers a subsidy of 6.5% on the interest rate for the loan amount up to Rs 6 lakh. This subsidy significantly reduces the burden of interest on the borrowers, making home loans more affordable.

 Benefits of PMAY Scheme

The PMAY scheme brings several benefits to individuals and families seeking affordable housing. It enables the urban poor to own a house by providing a subsidy on the interest rate of the home loan during repayment through Equated Monthly Installments (EMI). This benefit applies to both new houses from developers or builders and houses purchased on resale, expanding the scope of housing options.

Subsidy Amount for PMAY

The interest subsidy provided under PMAY is calculated at 9% Net Present Value (NPV) over a maximum loan tenure of 20 years or the actual tenure, whichever is lesser. The subsidy amount helps in reducing the overall cost of the loan, making it more manageable for the beneficiaries.

Timing of PMAY Application

To maximize the benefits of PMAY, it is advisable to apply for the scheme after the loan is disbursed. However, it is essential to act quickly to avoid missing out on the PMAY benefits. Contact the respective bank or lending institution to determine the timeline for applying for PMAY after loan disbursement.

Claiming PMAY

To claim the PMAY subsidy, follow these steps:

  1. Visit the official PMAY website.
  2. Select the “For Slum Dwellers” option from the “Citizen Assessment” dropdown list.
  3. Provide your Aadhaar Card number and click on “Submit.”
  4. Enter accurate information, including your name, address, and employment details.

By following these steps and providing the necessary information, you can claim the subsidy under PMAY.

Repayment of PMAY Subsidy

Once your PMAY subsidy is approved, the loan amount and the subsequent EMIs will be reduced. However, if the subsidy is provided on the entire loan amount, you will need to refund the present value of the subsidy availed for the remaining tenure.

Allocation for PMAY in 2023

In the Union Budget 2023-24, the Finance Minister, Nirmala Sitharaman, increased the allocation for the PM Awas Yojana by 66% to Rs 79,000 crore. This substantial increase reflects the government’s commitment to providing affordable housing and meeting the housing needs of the population.

Extension of PMAY Scheme

The implementation period of the PMAY-Urban scheme has been extended until 31 December 2024. This decision was made by the Union Cabinet after requests from Union Territories and states. The extension aims to accommodate the increasing demand for affordable housing and ensure the fulfillment of the housing goals by the new deadline.

Selling a PMAY House

If a house is purchased under the Pradhan Mantri Yojana, it cannot be sold within five years of its purchase. The main purpose of PMAY is to provide homes to needy people, and selling the property within the specified timeframe goes against the program’s objectives.

Success of the PMAY Scheme

The PMAY scheme has witnessed significant progress over the past seven years. It has proven to be successful in benefiting lower-income groups, and approximately 80% of the sanctioned houses are owned by women. This empowers women and promotes joint or full ownership of properties, contributing to their financial independence and security.

 Applying for PMAY Twice

Applying for PMAY multiple times is not allowed. Once a beneficiary has availed the benefits of PMAY, they are not eligible to apply for the scheme again.
